Garages top the most important list of features for both male &amp;amp; female buyers... I thought it was granite &lt;span id="SPELLING_ERROR_0" class="blsp-spelling-corrected"&gt;counter tops&lt;/span&gt;. Actually, updated kitchens rank #7 on the top 10 wish list! Master suites &amp;amp; plenty of storage are right below garages... go figure! Outdoor entertainment space is also important to both sexes so it's a good time for sellers to mow the grass &amp;amp; stage a deck or patio.&lt;br /&gt;&lt;br /&gt;Here are the biggest turn-offs to buyers:&lt;br /&gt;&lt;ol&gt;&lt;li&gt;Structural damage - don't put your home on the market without addressing any structural defects. It will come back to haunt you during the home inspection!&lt;/li&gt;&lt;li&gt;Bad odors - my personal pet peeve!!! This is such an easy remedy, and there's just no excuse for pet, smoke or stale odors in a home you want to sell.&lt;/li&gt;&lt;li&gt;Busy street - you can't change the physical location of a home so it's important to consider this when pricing!&lt;/li&gt;&lt;li&gt;Awkward floor plan - this is a tough objection to overcome. Current homeowners who will have lived in their home for 5 consecutive years out of the last 8 may now be eligible to receive a $6,500 tax credit.&lt;br /&gt;&lt;br /&gt;There is not much time. The average selling period is three months so it is critical that repeat buyers put their current home on the market right away to secure a buyer and find a new home by the April 30th deadline.&lt;br /&gt;&lt;br /&gt;To qualify for the tax credit, the repeat buyer must have signed a binding contract by April 30, 2010 and close on the home by June 30, 2010. Tax credit eligibility is subject to income limits: $125,000 for single buyers and $225,000 for couples. Below are some tips that just might be helpful to you as your hunt begins.&lt;br /&gt;&lt;br /&gt;1.  You’ve heard this one before… and it’s so true! Interest rates are great. You might wait a long time before the rates you’re being quoted now ever improve. If you’re serious about buying a home, check out the rates!&lt;br /&gt;&lt;br /&gt;2.  Speaking of interest rates, have you been pre-qualified? This is really critical! A good lender will take time to educate you about the loan process &amp;amp; make certain an appropriate price range is established for your search. We have suggestions that can be helpful – and we’ll offer names of several lenders so you can make the final decision.&lt;br /&gt;&lt;br /&gt;3.  Have you been reading the papers? What about the housing inventory out there! Wonderful selections in all areas of the city are being offered by very motivated home owners. Any eager home buyer should be able to find a great home at a great price – it’s all about looking.&lt;br /&gt;&lt;br /&gt;4.  Not enough to get you motivated to purchase your first/next home?  Well then… how about a tax credit?  The federal government has extended the first time buyer credit of $8000 &amp;amp; introduced an incentive of $6500 for other eligible homeowners.&lt;br /&gt;&lt;br /&gt;5.  OK! Now you’re ready to take home buying seriously, and you’ve selected the Realtor with whom you’re comfortable working. Give your agent a list of features you’re looking for in your new home. She/he might not be able to find every feature you want in each house, but this will help both of you focus on important characteristics.&lt;br /&gt;&lt;br /&gt;6.  Let your agent do some of the foot work for you.  It’s really not necessary to try to see every house being offered on the real estate market. Expect your agent to preview homes for you, report back with findings, and show only the homes which meet your requirements.&lt;br /&gt;&lt;br /&gt;7.  Once you begin the active search process, pack up a notebook. You’ll be surprised how quickly features of homes start to scramble. Your notes will be valuable to you when you begin your review of properties.&lt;br /&gt;&lt;br /&gt;8.  Let your Realtor know if you have some “handyman” talents. Maybe you should look at the “ugly duckling” that has wonderful potential. Remember the one thing that can’t be changed:  location, location, location!&lt;br /&gt;&lt;br /&gt;9.  Are you expecting to eventually find the “perfect” house? Probably need to rethink this one. The goal should be to find a great house… for YOU! Not perfect! Houses could very well be like husbands – there probably isn’t a PERFECT one!&lt;br /&gt;&lt;br /&gt;10. Expect to negotiate – but not steal! The goal should be a “fair deal” to both buyer and seller. Buyers expecting to steal a house from a seller usually are disappointed with the outcome. A house should sell for a fair market price in any market. Of course, there are always the “short sales” and the “repossessed” homes. These few suggestions are sure to be useful before you launch your next home selling attempt.&lt;br /&gt;&lt;br /&gt;1. Buyers start mentally buying (or rejecting) a home from the minute they drive up. Make a good impression by having the outside ready to impress; attend to deferred exterior maintenance.&lt;br /&gt;&lt;br /&gt;2. Once the outside is clean and fresh, focus attention inside. Don’t expect buyers to ignore dated wall coverings and dull paint. One of the least expensive fixes to a dated interior is fresh paint. If you have a steady hand, go ahead and do this work yourself, but don’t be forgiving of an amateur attempt – buyers won’t!&lt;br /&gt;&lt;br /&gt;3. Look at your home’s interior spaces; really look! It’s critical to remove clutter &amp;amp; get organized. Don’t let your home tell buyers you’ve outgrown the space! This sends an immediate message that they will too. First, purge all the excess “stuff” you’ve collected. Next, rent a storage facility for all the little treasures you want to move into your next larger home. Believe me, it’s worth the expense.&lt;br /&gt;&lt;br /&gt;4. Give your home the smell test! Don’t be forgiving of pet odors or any unpleasant odors for that matter – buyers won’t! A bad smell stays with a buyer, and it’s a very hard objection to remove from a buyers mind (and nose). Be sure to correct the problem and not simply mask it! Once your home is fresh as clean folded laundry (as my mother would say), you can find a nice fragrance to spray just before showings.&lt;br /&gt;&lt;br /&gt;5. Bathrooms and Kitchens! I really can’t say enough about these spaces. If your home has dated baths and kitchen, and you’ve priced the home with that condition in mind, then please follow this rule: Clean! Clean! Clean! Buyers DO look inside your refrigerator and oven. Be sure these appliances, all appliances actually, are as clean as can be. Kitchen counter tops should have no clutter, refrigerators should be free from family pictures and art work and the table or eating surface should look inviting for a company meal.&lt;br /&gt;&lt;br /&gt;6. Stairways to the second floor and basement must be free of items, and a hand rail should be in place for these stairways. Realtors hate to pick up broken bodies at the bottom of stairways!&lt;br /&gt;&lt;br /&gt;7. It goes without saying, doesn’t it, that all closets are tidy. Fold towels in the linen closet, hang coats without crowding in the closet and contain hats and mittens in some way so they are not falling off a shelf.&lt;br /&gt;&lt;br /&gt;8. Be honest with yourself and ask “Who priced the house”. Did you really get a professional Market Analysis from a real estate agent that did her homework? No amount of advertising, open houses and showings will ever sell an over priced listing. We in the real estate industry know this – for a fact! Price your home correctly, follow the above tips and your home will attract a new buyer.&lt;br /&gt;&lt;br /&gt;9. Work with a real estate agent you like and trust. The focus was on Columbus Housing Project's North of Broadway Community (NoBo), located along N. 21st between Mt. Vernon Ave. &amp;amp; E. Long St. Area agents &amp;amp; affiliates spent the day creating a community green space garden &amp;amp; vegetable garden, fence removal/relocation &amp;amp; beautifying various homes in the area.&lt;br /&gt;This was the 2nd year I have served on the CBR committee, and I am so impressed with the dedication of so many individuals who make this event possible. In particular, this year I would like to thank Janet Thiede who volunteered many hours of her time to make this dream a reality. As expected, home sales were lower by 13.5% from the previous year and home sale prices dipped 5%. Home prices were significantly influenced by record high inventory levels, and more homes sold in the lower priced ranges. &lt;/span&gt;&lt;br /&gt;&lt;span style="color:#330099;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#330099;"&gt;"Yes, 2008 was a challenging year, but when you compare a 5 percent average price drop to other parts of the country, not to mention Ohio, it's clear why Columbus is consistently considered a stable market," said Gary Parsons, President of Columbus Board of Realtors&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;p&gt;&lt;span style="color:#330099;"&gt;What about 2009? The key to returning balance to supply &amp;amp; demand is by reducing inventory levels which will lead to higher home prices. Surveys indicate that many of our reactions to odors are based purely on emotional associations.  This is especially important information for home sellers!  I have opened many doors with prospective buyers only to be turned off by the smell of dogs, cats, cooking odors or strong chemical air fresheners.  Although this can be an uncomfortable discussion with sellers, it is too important to overlook.&lt;br /&gt;&lt;br /&gt;Scent preferences are a highly personal matter connected to personal memories &amp; associations.  A universally perceived pleasant fragrance is vanilla.  Following are some recipes for homemade air fresheners that might just make a difference when marketing your home!&lt;br /&gt;&lt;br /&gt;1. To quickly get rid of odors (especially fish), simply heat some white vinegar on the stove (DON'T BOIL), and after about 30 minutes, remove it. The slight vinegar smell dissipates quickly and takes any odors with it.&lt;br /&gt;2. Pour a little white vinegar on a washrag and wipe the walls down lightly with it. As soon as it's dry, the room smells clean and "sweet" without the heavy scent of perfume.&lt;br /&gt;3.  Mix 1/4 cup baking soda with water in a spray bottle. Shake well and spray. The baking soda absorbs the odor. You can also add some pure vanilla extract.&lt;br /&gt;4. Tuck a dryer sheet under the couch or in air vents.&lt;br /&gt;5. Dampen several cotton balls with pure vanilla extract and place in a dish for several hours in an odorous area of the house.&lt;br /&gt;6. And don't forget to regularly open your windows and let some fresh air circulate!&lt;br /&gt;&lt;br /&gt;&lt;em&gt;Do you have a favorite trick for managing pesky odors? After searching the re-sale market in Columbus suburbs, my young buyers decided to move forward with the purchase of an &lt;a href="http://www.mihomes.com/Find-Your-New-Home/Columbus-Homes"&gt;M/I inventory home&lt;/a&gt;.  I think that it's important for anyone who is buying a new build in a developing community to understand all the pros and cons - and especially the importance of having a long-term commitment to that new home &amp; community.  &lt;br /&gt;&lt;br /&gt;There are some great opportunities with builders right now, but it is more important than ever to have buyer respresentation.  In an effort to secure buyers, there are special rate programs to investigate and plenty of negotiation room on base prices.  Buyers need to be careful not to overspend on upgrades that serve as a smokescreen to the true price of the home.  &lt;br /&gt;&lt;br /&gt;And now a plug for me &amp; my team... we are ALL certified new construction specialists.  Don't think you are going to save money going it alone. During the initial phase of a purchase contract, the buyer generally has 7 to 10 days to have the home inspected. There are many service providers to choose from, and prices may vary substantially.&lt;br /&gt;&lt;br /&gt;Recently, I called to get price quotes for one of my buyers, and two companies based their estimates on the purchase price of the home. The other companies were interested to know the age of the home, location and square footage. These seem like more appropriate variables to consider!&lt;br /&gt;&lt;br /&gt;It's a very good idea for the buyer and their Realtor to be present during the home inspection. This is an excellent opportunity to learn about the house, and any areas of particular concern to the inspector. Most offers are contingent on the buyer obtaining financing within a specified period of time and a satisfactory home inspection. In today's market, there is the additional challenge of the home appraising for full purchase price.&lt;br /&gt;&lt;br /&gt;The home inspection and the appraisal can open a contract for further negotiations and create added stress on both buyer &amp;amp; seller. The inspection usually takes place within the first 7 to 10 days of the contract with additional time allowed to reach agreement on any necessary remedies requested by the buyer. During purchase price negotiations, sellers often come down to their "bottom line". Inspections create opportunity for further reductions to the seller's net proceeds.&lt;br /&gt;&lt;br /&gt;The appraisal is a relatively new challenge to contract negotiations and is increasingly relevant in today's volatile market. The lender will have an appraisal done on the property prior to closing. Buyers are not going to want to pay more than an appraised value for their new home, and lenders are not going to want to provide a loan for the home.&lt;br /&gt;&lt;br /&gt;Your real estate agent should be able to provide helpful insights throughout the entire purchase process. The 4forU Team has developed a referral list of reputable home inspectors to assist buyers with property inspections. Additionally, we have the skills necessary to negotiate this element of the contract. A comparable market analysis (CMA) is useful in assisting buyers and sellers with sale &amp;amp; purchase price decisions. In most real estate transactions there is an agent representing the seller and an agent representing the buyer. On occasion, there is a gray area called "Dual Agency", where the selling agent is also representing a buyer in the same transaction.&lt;br /&gt;&lt;br /&gt;The drama of my particular story unfolded this week when I presented an offer for my buyer to purchase a $740,000 home. At the time our offer was open, I received a call from the listing agent to inform me that there was a second offer being submitted. Coincidentally, she was representing the buyer on this offer. I called my clients, explained the situation, and suggested they consider strengthening their offer if they were interested in purchasing the home. This was their "dream home" so they decided to increase the offer. Again... coincidentally... the listing agent called to tell me that her buyers had also strengthened their offer. The sellers would be reviewing both offers and establishing one as primary and one as secondary. They would then counter both offers.&lt;br /&gt;&lt;br /&gt;The counter offer from the sellers placed us in a secondary position - no big surprise! In an effort to level the playing field, I insisted on presenting our best and final offer directly to the sellers. Unfortunately, the listing agent tried to obstruct that request. The sellers were divorcing and in deposition with their attorney so I submitted our offer to the attorney in a sealed envelope to be opened simultaneously with the primary offer.&lt;br /&gt;&lt;br /&gt;If all of this sounds confusing, it is! Obviously there are revisions that need to be addressed by the Ohio Board of Realtors to protect buyers in this situation. Until that time, buyers need to be represented by an agent who knows how to negotiate these challenges. We reviewed different reasons why her home had not sold in the 180 days that it was on the market. &lt;strong&gt;Price&lt;/strong&gt; is always a natural consideration, but a Comparable Market Analysis suggested that they were not too far off the mark. The &lt;strong&gt;location&lt;/strong&gt; was not easy, because this home is in a new build development competing with brand new properties. The interior &lt;strong&gt;decor &lt;/strong&gt;lacked interest, but the floor plan is interesting and could be well staged with minor effort.&lt;br /&gt;&lt;br /&gt;Why hadn't this property sold? My best guess is that the "For Sale" sign in the front yard was not enough to promote this property. Although the home was on the market for 6 months, the sign strip still read "New Listing". The photograph of the exterior highlighted the garage. Interior photos showed bland rooms and were poorly taken. There was never a tour for area agents, and there was never an open house. The most disturbing information shared was that the agent never returned phone calls and never checked in with the homeowner.&lt;br /&gt;&lt;br /&gt;In today's market, and in ANY market, it is fair to expect certain commitments from your real estate agent.&lt;br /&gt;&lt;ol&gt;&lt;li&gt;Provide a comprehensive Comparable Market Analysis to help establish a fair price.&lt;/li&gt;&lt;li&gt;Review the strategic marketing plan to promote property to area real estate professionals and potential buyers.&lt;/li&gt;&lt;li&gt;Assist with the review of exterior appeal &amp;amp; interior staging.&lt;/li&gt;&lt;li&gt;Photograph exterior &amp;amp; interior for publication in MLS, Internet &amp;amp; print ads.&lt;/li&gt;&lt;li&gt;Coordinate showings &amp;amp; provide feedback.&lt;/li&gt;&lt;li&gt;COMMUNICATION!&lt;/li&gt;&lt;/ol&gt;&lt;p&gt;Successful marketing of a home is a collaborative effort between the homeowner and agent.
